Situs is being developed as an EU-wide geospatial intelligence service. Official and open geodata is combined into robust spatial profiles — address-precise, based on a consistent methodology and designed for delivery via API or viewer. Location assessments, economic context and regional comparisons become auditable: every figure carries its source, data vintage, scoring rule and confidence.

Proved, not asserted

Every attribute carries its measurement, source, recording date and the scoring rule applied. The full chain of reasoning is part of the result — optionally as a print-ready appendix in appraisal format.

Computed the same way, everywhere

City centre or village: the same measurement specification, the same rules. Two calls with the same model version and data vintages return identical results — reproducible, even years later.

Honest about data gaps

Every rating carries a per-attribute confidence. If a source is unavailable, it is disclosed and lowers confidence — never silently counted as zero. Anything that cannot be verified is listed explicitly under “limits of the statement”.

Spatial profile and assessment

The spatial profile keeps infrastructure, environment, market setting and use context distinct. For location assessment, these dimensions are transparently condensed into facets and an overall grade.

Anchored in standards

Where recognised standards exist, scoring rules are anchored to them — e.g. WHO recommendations and DIN 18005 for noise, or the official flood hazard maps.

One call with coordinates, country and region will return a structured, versioned result object. For valuation software, portals, risk workflows or spatial decision support.

Methodology

From geodata to spatial evidence.

Four steps from a site to an auditable profile and reasoned verdict.

    Measure

    Roughly 30 attributes are recorded at the location — traffic noise, public transport frequency, walking time to the nearest supermarket, proximity to schools and daycare, greenness from satellite data, flood exposure, air quality, building age and style of the neighbourhood, local rent level. Every measurement carries its source and recording date.

  2. ②

    Score

    Each measurement is translated into points via a documented, disclosed scoring rule. Where recognised standards exist, the rules are anchored to them — e.g. WHO and DIN 18005 for noise, or official flood hazard maps.

  3. ③

    Aggregate

    The scored attributes are combined into three facets — weighted by confidence: an uncertain value pulls less than a certain one.

  4. ④

    Judge

    The overall grade emerges from the facets. In addition, hard rules apply to defects that cannot be professionally offset: a park next door does not neutralise a flood risk. The result states this derivation.

Sample output
Residential-location classification: Simple residential location — score 79/100. A location score of 79/100 would correspond to a good residential location. Substantial traffic noise (Lden 71 dB, road/rail) limits the classification to a simple residential location.

So the grade never deviates from the score without explanation — the rating justifies itself.

Location code

Why a verdict alone is not enough.

A single value hides contrasts: a village can be poorly accessible yet exceptionally quiet and green. The overall grade averages this — the location code shows both. Everything before the hyphen is fact (where), everything after is rating (how good).

Two properties with the same code have the same measured location properties — comparable across cities and portfolios.

Exclusively official and open data.

Situs works exclusively with official and open data holdings. No personal data is processed; the residents of a neighbourhood are not qualified.

EU-wide coverage in development.

The first data packages are being built for Saxony and North Rhine-Westphalia. The methodology and computation core are designed across countries; further German and European regions will follow as defined onboarding packages.

What Situs deliberately does not do.

Rates locations, not people

No personal data, no qualification of residents.

Hides no limits

Whatever cannot be verified automatically (e.g. contaminated-sites registers) is listed as an open check point instead of quietly left out.
