    You tap the active room — floor, room type, an optional own label. It stays visible until you call out the next one.

    Record a voice note as you always do. Nota transcribes it and turns it into checkable suggestions — each with a verbatim quote from your note.

Four promises

How you may measure Nota.

No site visit gets lost.

Capture works without a network. Notes, voice recordings, photos, rooms, measurements and protocol fields are stored on the device first and sent later automatically — no duplicates, no overwriting.

Filing happens while capturing, not afterwards.

The active room carries everything: photos, dictation, notes, floor-plan markers, room measurements. The gallery is grouped by room. Re-filing is possible — but never necessary.

The app does the tedious arithmetic.

Type room measurements on site and let the living area be calculated under WoFlV — with the calculation path, with the deviation from the documented figure, as a checkable suggestion rather than a silent entry.

Every finding knows where it came from.

Own inspection, statement by a person, or document — the source of knowledge sits on every finding and travels all the way into the report text.

What Nota does on site.

Capture flow: room · speak · photo

The active room sits in a bar, one tap switches it — recently used rooms or a new one. A room consists of floor, room type and an optional own label. Capturing flat, without rooms, remains allowed.

Speech into structure

Voice notes are transcribed and, in a second step, structured into checkable suggestions — not into prose. Categories include building standard, modernisation, input data, special property-specific characteristics (§ 8 ImmoWertV), location notes and rooms.

  • Every suggestion carries a verbatim quote, a confidence level and a qualitative value relevance
  • Value relevance as − value-reducing or + value-increasing, extent small / medium / large
  • No euro amounts, no Annex 2 ImmoWertV points — that stays with you
  • Keep capturing while analysis runs: several notes are processed in parallel

Source of knowledge: seen · stated · document

Every note and finding states where the knowledge came from: own inspection, a statement by a named person, or a document with its designation. The default is your own inspection; one tap changes it.

Measurement and living area under WoFlV

Type partial areas per room as length × width (× height), choosing area, slope, balcony/terrace or deduction. Numeric keypad, live total per room, fully offline. The calculation core is deterministic.

  • Counted by clear height: from 2 m 100 %, 1–2 m 50 %, below 1 m 0 %
  • Balconies and terraces normally at 25 %, at most half
  • Deductions under § 3 (3), ancillary rooms under § 2 (3) per room type, overridable
  • Deviation from the documented area figure is shown

Photos and floor plan

The camera sits inside the app: category chips plus a free caption. Photos are downscaled on the device, with correct orientation and capture time; the gallery loads thumbnails instead of originals.

Inspection protocol

Appointment with date, start and end plus running duration, weather (suggested from place and time, overridable) and remarks. Attendees structured with name and role — the report then reads e.g. “Mr Muster (owner)”.

Units for apartment buildings and condominiums

Structure property → unit → room: units with number, position in the building and type; rooms attach to the unit. Labels then read “unit 3 · ground floor · bathroom” — in the bar, the gallery and the report.

  • “Three of twelve flats inspected” is documented instead of glossed over
  • Rent data per unit with €/m² overview, yielding a checkable gross annual rent
  • Separate ownership, part ownership and exclusive-use rights distinguishable per unit

Offline

Around 40 % of a site visit happens in basements, attics and stairwells without a network. Nota is an installable web app (PWA — added to the home screen straight from the browser, no app store) and built for it.

  • Capture works offline; voice recordings are local immediately — playable, re-sendable
  • Every entry carries its own identifier: no duplicates, no overwriting
  • The protocol merges field by field — tablet for the plan, phone for photos

Location, map, cadastre

An address is enough across the EU. Address search and positioning are built in; regional cadastre features are added by country and data availability.

  • German cadastre connections currently for North Rhine-Westphalia, Saxony and Berlin
  • Assign the parcel from the official cadastral map by position, with an address suggestion to confirm
  • Parcel boundaries on the map, selection of ALKIS buildings including the sum of footprints
  • Map with satellite imagery and OpenStreetMap; extract available offline via the offline package

The inspection report

One button, two formats: PDF and Word (DOCX — the Word document format). Generated on the server, shareable straight from the device or as a download. The cover page carries the letterhead from your Æstimia account.

Five profiles govern which fields appear at all. The profile is suggested from the building type and can be switched.

Suggestions with evidence — and a human who approves.

Transcription runs on an EU model (Voxtral by Mistral, France); structuring produces suggestions in clearly bounded categories. On request, an EU vision model (Pixtral) also suggests category, room and notable items for a photo.

Limits

What Nota does not do today.

  • 01Nota is in beta, designed for EU-wide use and under active development.
  • 02Address-based inspections are designed for EU-wide use. German cadastre features currently cover North Rhine-Westphalia, Saxony and Berlin; further regional data connections will follow gradually.
  • 03No 3D scan, no LiDAR measurement, no laser coupling. Measurements are typed — hand measurement is the reliable basis.
  • 04No qualified electronic signature. The signature on site is a simple electronic signature.
  • 05No gross floor area under DIN 277 — without exterior measurements it would be false precision. What is calculated is living area under WoFlV.
  • 06Not available offline: AI analysis, cadastre queries, report generation, transfer to Immobilio, sign-in. Capture always works.
  • 07No full desktop web app: Nota is built for the device in your hand. Valuation at the desk is Immobilio's job.
  • 08Pixelation is manual — there is no automatic face detection.
  • 09No substitute for the appraiser. Nota captures, files and documents; you assess, weigh and take responsibility.

Frequently asked.

Does Nota work without internet?+

Yes, for capturing. Notes, voice notes, photos, rooms, measurements and protocol fields are stored on the device and sent automatically once there is a network again — without duplicates. AI, cadastre, report and transfer need a network; the app says so.

Do I need Immobilio?+

No. Nota can be used on its own, report included. Connecting to valuation is an offer, not a prerequisite.

Is Nota in the App Store?+

Nota is an installable web app (PWA) added to the home screen straight from the browser — on iPhone and Android.

Do I have to use the AI?+

No. Analysis only starts on request, in two property profiles it is not shown at all, and Nota can be operated entirely by hand.

Where is my data held?+

In the EU (Frankfurt am Main). The AI models run at a European provider (Mistral, France).

Does the AI invent values?+

It produces suggestions with a verbatim quote from your note and a confidence level. It awards no Annex 2 points and no euro amounts; only what you approve is adopted.

Does Nota calculate the living area?+

Yes, under WoFlV from the room measurements captured on site — with the calculation path, with the deviation from the documented figure, and as a checkable suggestion instead of a silent entry.

Does parcel-by-position work everywhere?+

German cadastre features currently cover North Rhine-Westphalia, Saxony and Berlin. In other EU regions you work address-based; further regional data connections will follow gradually.

Can two people capture together?+

Yes. The protocol merges field by field, two devices do not overwrite each other. In a team there are roles (owner, appraiser, staff member); only owners and appraisers export reports.

Is Nota suitable for flat handovers?+

Yes — in the “handover” profile with meter readings including photo evidence, key list and signature on site (simple electronic signature).

What does Nota cost?+

49 € per month, cancellable monthly; per seat in a team. If you would also like the valuation software Immobilio, both come in the complete plan — terms on request.

Is Nota finished?+

Nota is in beta, usable in the field, designed for EU-wide use and under active development.

How do I get access?+

Via “Request beta access” — we activate the account. There is currently no self-registration with instant checkout.

Is Nota only for appraisers?+

No. Managers use the “handover” profile (meters, keys, signature), investors and portfolio holders the “condition survey”. The flow is the same, the fields shown differ.
